Qualifiying Criteria
Hawthorne Hill is firmly committed to offering the best quality housing and customer service possible to all of its residents. All applications are required to meet established criteria to be considered for residency. This criterion is fairly and consistently applied to each prospective resident that applies to rent an apartment. We use automated means to quickly and efficiently analyze the credit, criminal, and eviction history on applicants and then generate a “PASS”, “FAIL”, or “CONDITIONAL” recommendation based on customizable screening criteria.
A Criminal Background Check will be conducted on all applicants 18 years of age and older. Any of the following will be a basis for rejection of your application:
• Any conviction of any felony.
• Any conviction or arrest for a misdemeanor within the last three years including but not limited to those that involve violence, gang-related crimes, firearms, drugs, theft, assault or is related to apartment living.
• No more than two DUI’s in the last five years.
A Credit Check will also be conducted on all applicants 18 years of age and older. Your credit history will be reviewed and if not all in good standing, will be evaluated for the following:
• Any current delinquent accounts will be counted against you, except for any medical related accounts or school loans. You must be current with at least 70% of your accounts.
• Any collections or charge offs, except medical or student loan related, on your credit report will be reviewed and may result in a denial of your application.
• Bankruptcy or foreclosure of your personal residence within the last year may require a cosigner.
Additional Qualifications:
• Gross income must equal 2.5 times the amount of the rent.
• Each applicant must have a valid Social Security Number, Passport, Green Card, Visa or proof of pending citizenship.
• Applicants who are 18 or 19 years of age will need a cosigner or full month’s rent extra deposit unless one applicant 20 or over will be residing in the apartment with them.
• You must have one year of current work history.
• You must have one year of current rent history. If you do not have any rest history, we may require a cosigner.
• Any eviction, skip or notice given by landlord in the last year will result in denial.
• Any eviction or skip for nonpayment of rent that is paid will be approved.
Any variance from the above must be approved by the Property Manager. Please sign below to confirm that you understand our qualifications for rental and understand the $35.00 application fee per person is non-refundable.
Parking
Hawthorne Hill features complimentary open parking with plenty of overflow spaces available to our residents and their guests. Detached garages are available on a first come/first serve basis with location subject to availability. Garages are $75 per month with a one time refundable deposit of $25 for the garage gate remote control.

Hawthorne Hill is dedicated to providing a pet friendly community; in fact, we love our pet population so much, we built two of our very own fenced in, off-leash dog runs within the community. Hawthorne Hill doesn't believe in imposing any weight restrictions and our only breed restriction is Pitbull. Otherwise, the only imposed criteria is a 2-pet limit per apartment home.
With Hawthorne Hill, you'll save a bit of money when it comes to the pet deposit. For a dog, the deposit is a nominal $300, half of which is refundable at time of move-out. For a cat, the deposit is $200, half of which is, again, refundable at time of move-out. What's fantastic about our pet deposit is that the amount will cover up to 2 pets at a given time. You'll also be responsible for a $20 monthly pet rent, per pet each month.
