"I did not originally set up the Renter Reviewed site at Lakecrest, but I did at another one of AMC’s communities.  We chose to use Renter Reviewed because they personally monitor all of the reviews that come in on their site.  When someone writes a review, with our paid subscription, it is not automatically shown on the site.  When the Renter Reviewed team receives a review, they look at it and decide whether or not to publish it.  If it is inappropriate in any way, they will not post it.  They will post valid negative reviews, however; such as if someone says that their dishwasher took over a week to be repaired and the maintenance or management team did not contact them about the repair.  When they receive these negative reviews, they will contact me so that I can write a response to the review and explain what happened.  They will post my response along with the negative review.

 

Another reason that we chose and like Renter Reviewed is that when residents write reviews to their sites, they don’t always post them to RenterReviewed.com.  They post positive reviews on the residents behalf to Google reviews, ApartmentRatings.com, Yelp, and other third party review sites so that all of our reviews are consistent and positive. 

 

The Renter Reviewed team is also very good at communicating with the on-site team to generate reviews on a consistent basis.  Sometimes, if they receive a lot of reviews at once (if they market at one of our resident events or if we send out an email blast), they will hold some of the reviews and post them further down the road.  Their goal is to have one to two reviews posted per month so that it looks like we are getting constant reviews and not a bunch all at once (where it would look like we were asking for them).

 

Renter Reviewed also monitors all of the review sites for us.  They also provide us with promotions and print material to distribute to the residents.  In the past, they have provided residents who write a review with a $5 Target gift card, per review on RenterReviewed.com, Yelp, ApartmentRatings.com, and Google reviews.  I have been sending out emails at time of renewal to the residents promoting this.  I have attached one of the emails that I send out.

 

The Renter Reviewed team is also a locator source for us.  Apartments.info is a locator source that we have worked with in the past and the RenterReviewed.com site is directly linked into the Apartments.info website.  This works well because when the locators are working with their clients, they can easily refer them to the RenterReviewed.com website.
